Become a TOBY Judge
Everyone walks away from judging as a stronger, more knowledgeable commercial real estate professional.
Serving as a TOBY® judge offers a unique, behind-the-scenes look at building operations and best practices across the industry. Whether you're a property manager, assistant property manager, building engineer, or service provider, judging a TOBY® entry will broaden your perspective, sharpen your expertise, and deepen your understanding of what defines excellence in property management.
Judges play a vital role in supporting BOMA's mission to promote industry excellence and add value to commercial real estate assets. Each year, approximately 30 judges are needed to evaluate buildings across a variety of categories.
What Judges Do
Judges are trained to assess all aspects of a building's operations, including:
- Life Safety
- Security
- Risk Management
- Training and Education
- Energy
- Environmental Sustainability
- Tenant Relations
- Community Involvement
Requirements
Membership: You must be a current BOMA Fort Lauderdale/Palm Beaches member.
Training: All judges are required to attend TOBY® judges training annually, even if they have participated in the past.
Experience Levels: Training begins with a comprehensive overview and the latest updates for all judges, followed by focused sessions for those with three years of experience or less.
Team Leadership: Each judging team is led by an experienced property manager who receives additional leadership training.
Training dates will be announced in advance.

JUDGING FREQUENTLY ASKED QUESTIONS
Do I have to attend the judges training, even if I've judged before?
Yes. All judges are required to attend training each year, regardless of prior experience. The program is updated annually to reflect current standards, criteria, and best practices.
How much time does judging take?
The time commitment depends on how many buildings are entered in your assigned category. Some evaluations may take just a few hours, while others could span one to two days.
Can I choose which category I judge?
We do our best to accommodate your preferences based on experience, interest, and availability. Final assignments are made to ensure balanced and knowledgeable judging teams.
Can I promote my services or hand out business cards during judging?
No. Soliciting business in any form during judging is strictly prohibited and considered unprofessional. Any judge found engaging in this behavior will be removed from the judging pool.
What if I'm entering my own building in the competition? Should I still attend the training or serve as a judge?
Yes, you're encouraged to attend the training. It's a valuable opportunity to gain perspective, learn from peers, and see how other property teams approach building management and presentation. However, you may not judge in any category where your own property is competing.
