The Outstanding Building of the Year
As part of an international program, the Outstanding Building of the Year (TOBY®) Award is the most prestigious and comprehensive program of its kind in the commercial real estate industry, recognizing quality in commercial buildings and rewarding excellence in building management.
The Outstanding Building of the Year Awards competition consists of three levels, beginning at the BOMA local association level. Winning entries advance from there to the regional level, and regional winners advance to the international level. Competition begins in September and winners are awarded at our annual event in November.

Pre-Qualifying Round for BOMA International TOBY® Competition
To make participation more accessible while preserving the integrity of the BOMA International TOBY® competition, BOMA Fort Lauderdale/Palm Beaches has established the TOBY Choice Awards as a pre-qualifying round.
This local competition allows entrants to benefit from the full TOBY® experience—education, peer review, and performance benchmarking—while ensuring they are well-prepared for the time and submission requirements at the regional and international levels.
Properties located in Broward, Palm Beach, and Martin counties must first compete in—and win—the TOBY Choice Awards to advance to the BOMA International TOBY® competition at the local, regional, and international levels. The TOBY Choice Awards' criteria closely align with BOMA International's standards, ensuring a consistent and competitive pathway forward.
Annual Gala
Every year, our local association honors our entrants and winners in grand style at the BOMA Fort Lauderdale/Palm Beaches TOBY® Gala. Compared to the Oscars of Property Management, it is one of our most anticipated events of the year. Learn more about the gala.
